Foundation Leveling & Repairs

Do you have doors and windows that don't open properly? Have you noticed any uneven floors or cracks in ceilings, above doors and along the foundation? These issues generally indicate that your foundation is settling unevenly often referred to as: Differential Settlement.

While all homes and buildings are designed to settle into the ground slightly after they are built, if a building settles unevenly due to expansive soils it can lead to a number of safety and cosmetic issues that if left unattended could wreak havoc on your property.

The best and most secure way to fix the issue is to "Underpin" your property with a series of engineered piers that will secure the foundation and stop it from settling any further long into the future.

Common Foundation Issues

Home foundations can face diverse issues, each requiring a tailored solution. We acknowledge that every situation is unique, making a universal fix impossible.

Push Piers

Micropile underpinning involves the installation of small diameter piles that are drilled and grouted deep into the ground beneath your foundation. Unlike traditional methods, micropiles are particularly useful in situations where limited site access poses challenges for repairs.

This technique has been successfully employed in various applications, such as seismic retrofitting, foundation reinforcement, and bridge rehabilitation, showcasing its versatility and efficiency.

When it comes to safeguarding the structural integrity of your home, helical piering systems stand as your ultimate solution. These innovative tools are the cornerstone of effective foundation repair, offering unparalleled stability and durability.

Helical anchors, specifically designed to withstand tension and compression, are not just reserved for commercial buildings; they are your home's best defense against sagging foundations, cracked walls, or any structural issues you might encounter.

Pressure Grouting
Pressure Grouting

Pressure grouting or jet grouting is a technique that involves injecting a specialized grout material into interconnected pores or void spaces within your foundation, where the configuration and volume are often unknown. Grouting, as it's commonly known, can be a game-changer for your home.

The grout used can be made of cement, resin, or a chemical mixture. It's essential to use the right type of grout, especially in areas with fine or coarse soils. Pressure grouting is widely employed to enhance the quality of the soil and rock in your foundation. This process serves multiple purposes – it can strengthen the foundation, reduce water flow, and even fix faults in concrete and masonry structures.

Concrete foundation piers created through drilling serve dual purposes, acting as a robust foundation system for new construction ventures and providing a remedy for settled foundations.

The procedure entails boring holes into the bedrock, inserting substantial steel reinforcement cages into these openings, and subsequently filling them with concrete to form the piers.

Alternative terms for these structures encompass caissons, Cast-In-Drilled-Hole (CIDH) piles, cast-in-situ (DCIS) piles, drilled shafts, and bored piles.
